What I Want Every First-Time Buyer to Know
After 19 years of helping first-time buyers in Gilbert and Eastside Phoenix, I've noticed the same patterns. The same fears. The same questions nobody seems to answer clearly. So here's what I tell every first-time buyer who sits down with me.
The paperwork is the part that scares you most. That's normal.
I hear it all the time. People are excited to look at homes, but when they think about the contracts, the disclosures, the lender documents, the signatures, their eyes glaze over. That's exactly where I come in. I explain every document in plain language. What you're signing, why you're signing it, and what it means for you. You will never sign something you don't understand. That's my job.
Get your finances in order before you start looking.
Before we tour a single home, I want you to talk to a lender. Get pre-approved. This does two things: it tells you exactly what you can afford, and it tells sellers you're serious. I work with several local lenders who are great with first-time buyers and can walk you through down payment options, from conventional loans at 3% down to FHA at 3.5% to VA loans with zero down.
Your "must-haves" list needs to be honest.
I ask every buyer to make two lists. The non-negotiables and the nice-to-haves. Be honest about what actually matters. A big kitchen might sound important until you realize you never cook. A huge backyard sounds great until you remember you travel every weekend. Focus on what your actual life looks like, not what a Pinterest board suggests it should be.
The first home you love won't be the last one you see.
Don't fall in love on the first tour. Or the second. The right home is out there, but you need to see a few to understand what you really want. I'll set you up with listings that match your criteria and we'll tour together. I'll point out things other agents won't: deferred maintenance, neighborhood quirks, and whether the "upgrades" actually add value.
An inspection is not optional.
I know some agents rush through inspections to close faster. I don't. An inspection protects your investment. It's where we find the issues that could cost you thousands later. I negotiate repairs on your behalf and make sure you know exactly what you're walking into.
You should feel informed, not overwhelmed.
That's my goal with every first-time buyer. Not to rush you through the process, but to make sure you understand each step so well that you feel confident. My clients don't wonder what's happening. They know. Because I make sure they know.
