Five Reasons Gilbert Is the Best Place to Live in the East Valley
I have lived and worked in this community for 19 years. I have helped hundreds of families buy and sell homes here. And I still think Gilbert is one of the best places to live in Arizona. Not because it wins magazine awards (it does), and not because it keeps popping up on "best places to raise a family" lists (it does that too). I think it is the best because I see it every day — in the neighborhoods, the parks, the schools, and the way people actually know their neighbors here.
So here are five reasons Gilbert stands out. And yes, Winston approves this message.
1. It is genuinely dog-friendly, and I mean that as a dog mom.
I have a goldendoodle named Winston who has opinions about everything, including neighborhoods. And I can tell you: Gilbert is one of the most dog-friendly communities in the East Valley. We have dog parks that are actually maintained (Freestone Park, Pollack Park), trails that dogs love (the Riparian Preserve has a great walking loop), and patios that welcome your pup with water bowls and treats.
When clients ask me what neighborhood they should look in, I factor in where they can walk their dog safely. In Gilbert, that is almost everywhere. Wide sidewalks, low traffic on side streets, and neighbors who stop to say hi while you are out on a walk. It matters more than people realize.
2. The schools are legitimately good.
I am not going to sit here and pretend every school in Gilbert is perfect. But the Gilbert Public Schools district and the Higley Unified School District both consistently perform well above state averages. When families move here from out of state, the school system is usually the first thing they ask about — and I can honestly tell them that Gilbert schools are a strong reason to buy here.
A good school district also protects your home value. Homes in the Higley and Gilbert district boundaries have held value better through market shifts. That is not a coincidence.
3. The market works for buyers AND sellers right now.
This is the part I actually geek out on. Right now, Gilbert's market is what I call "balanced with a slight seller tilt." Inventory has ticked up from last year — more listings, more choices for buyers. But prices have held steady because demand is still strong. People keep moving here from California, the Pacific Northwest, and the Midwest, and they are not leaving.
For buyers: you have more options than you did a year ago, and you have slightly more negotiating room. For sellers: if your home is priced right and marketed right (which is where my AI Listing Advantage comes in), you are still going to get solid offers within the first two to three weeks.
4. The amenities punch above the city's weight.
Gilbert has over 30 parks, a downtown that actually feels like a downtown (not a strip mall with a parking lot), the SanTan Village shopping center, and more restaurants than I can keep up with. And I am not talking about chain restaurants. There are locally owned spots like Sushi Neko, Postino East (wine and bruschetta, yes please), and Liberty Market that give Gilbert a real sense of place.
The Riparian Preserve at Water Ranch is a 110-acre nature preserve with wetlands, trails, and a fishing lake. It is the kind of thing you would expect in a much bigger city, but it is right here in Gilbert. Take Winston there on a Saturday morning and tell me Gilbert is not special.
5. The commute math actually works.
Gilbert sits right off the US 60 and the Loop 202 freeways, which means you can get to downtown Phoenix in about 30 minutes, to Sky Harbor Airport in about 20, and to Chandler, Mesa, and Tempe in under 15. For people who work at Intel, Banner Health, or any of the big employers in Chandler or Tempe, Gilbert is the ideal middle ground. You get a suburban lifestyle with an urban commute that does not make you want to pull your hair out.
Plus, Gilbert has its own growing employment base. The city has been aggressively recruiting tech and healthcare companies, which means more people can live AND work here without ever getting on the freeway.
The bottom line.
Gilbert is not perfect. No city is. But after 19 years of helping people find their place here, I can tell you this: the people who move to Gilbert tend to stay. They put down roots, they send their kids to the schools, they join the community, and they call me when they are ready to buy their next home. That is the best measure of a community I know.
