Gilbert by the Numbers: A ZIP Code Breakdown for July 2026
I get asked the same question at every open house and every buyer consultation: "What's the market doing right now?" And my answer is always the same. It depends. It depends on your price range, your timeline, and honestly, it depends on what ZIP code you're looking at. Gilbert is not one market. It's three or four micro-markets wearing the same city name. Let me break down what I'm seeing in the three ZIP codes I get the most questions about: 85296, 85295, and 85234.
85296: The starter-home engine.
85296 covers the area around Val Vista Lakes, the neighborhoods near Gilbert Regional Park, and a good chunk of the older established subdivisions between Baseline and Ray Road. This is where the action is right now. Inventory in 85296 is tight. I mean, really tight. We're seeing about 1.5 to 2 months of supply in the under-$500,000 range, which is squarely in seller territory. Homes in that price band are going under contract in an average of 12 to 18 days. Some are getting multiple offers.
The sweet spot in 85296 right now is the $425,000 to $485,000 range. That's where you'll find the well-maintained three-bedroom, two-bath homes with a pool and a three-car garage. Those are the ones that fly off the board. What's sitting? The overpriced flips and the homes that need work but are priced like they don't. Buyers in 85296 are educated. They know what a new roof costs and they're not paying move-in-ready prices for a fixer-upper.
If you're selling in 85296, price it right from day one. Do not test the market. The data will test you back.
85295: The move-up and luxury corridor.
85295 covers the Power Ranch area, the newer developments farther south, and the communities around the San Tan Freeway. This is where the $600,000 to $900,000 range lives, and it is a completely different animal than 85296. Inventory here is higher — closer to 3.5 to 4 months of supply. Days on market stretch out to 35 to 50 days on average. That means buyers in this range have time. They have negotiating power. And they're using it.
What I'm seeing in 85295 is a market that's finally giving buyers a little breathing room. Sellers are contributing to closing costs more often. Rate buydowns are common. Home warranties are standard. If you're a move-up buyer looking at homes in the $650,000 range, this is a much better time to buy than it was a year ago. You have options and you have leverage. That is not something I got to say very often in 2024.
For sellers in 85295, the message is: your home will sell, but you need to work for it. Good marketing matters. Professional photography, virtual staging, a custom listing website — the stuff I do with every one of my listings — that's not a nice-to-have in this ZIP code. It's how you stand out.
85234: The established gem.
85234 is the older part of Gilbert, north of the US 60. This is where you find the original Gilbert neighborhoods — the ones with mature trees, bigger lots, and that small-town feel that made Gilbert famous before it became the booming suburb it is today. Inventory here is the lowest of the three, partly because people who live in 85234 tend to stay there for a long time. We're looking at about 1.8 months of supply. Prices range from the high $300,000s for a smaller starter home to $700,000-plus for the larger, updated properties closer to downtown Gilbert.
What makes 85234 unique is the buyer profile. You get a mix of first-time buyers who want to be close to downtown Gilbert's restaurants and events, and downsizers who've lived in the area for 20 years and want to stay in the neighborhood they love. That creates two very different price bands competing for the same limited inventory. It's a fascinating dynamic, and it rewards sellers who know exactly where their home fits in that split.
The big picture.
Gilbert is still one of the strongest housing markets in the Phoenix metro area. The fundamentals are sound — good schools, low crime, great amenities, and steady job growth in the Southeast Valley. But if you treat the whole city as one market, you'll miss the nuances that actually matter when you're writing an offer or pricing a listing.
