How I Use AI to Protect My Buyers From Overpaying

Nobody wants to overpay for a house. And yet, every week I talk to buyers who made an offer on a property, got the counter, and then wondered if they left money on the table. Sometimes they did. Sometimes they walked away from a deal that was actually fair because their gut told them the price was too high when the data said otherwise. That is where I come in.

With 19 years of experience, a Master's in Finance, and one of the first AI certifications in the country, I have built a system that takes the guesswork out of making an offer. Here is how it works and why it matters.

Gut feelings are expensive.

Most buyers rely on two things when deciding what to offer. What the comps look like on Zillow and what their agent "thinks" the house is worth. Neither of those gives you the full picture. Public facing sites like Zillow and Redfin show you surface level data. They do not account for condition, upgrades, lot premiums, seasonal shifts, or the subtle market dynamics that change week to week in different parts of Gilbert and Eastside Phoenix.

An agent who "thinks" a house is worth X is just guessing. Maybe it is an educated guess. But it is still a guess. I do not guess. I run the numbers.

When my buyers find a home they want, I do not just pull three comps off the MLS and call it a day. I run a full comparative market analysis that layers in the AI pricing model I built. That model looks at dozens of variables. Recent sold data, active inventory in the same price range, days on market trends in that specific ZIP code, the property's condition relative to its competition, seasonal pricing patterns, and even the negotiating behavior of the listing agent based on their past deals.

Then I model out three scenarios. A conservative offer that maximizes your savings. A competitive offer that still gives you room. And an aggressive offer that tells you exactly where the ceiling is before the numbers stop making sense. You pick the one that fits your comfort level, and we go in with confidence instead of crossed fingers.

Real example from last week.

A first-time buyer couple called me about a home in 85234. It was listed at $475,000. Their previous agent (they had reached out to someone else first) told them to offer $465,000 because "you always offer below list." That is terrible advice in a market where the list price is already competitive. By the time they came to me, they had already lost one house and were worried about losing another.

I ran the data. The home was priced right. Maybe even a little under market for the neighborhood. But the days on market were creeping up because the kitchen backsplash needed updating and the staging was minimal. I told my clients to offer $470,000 with an escalation clause. They got it. At appraisal, the home came in at $478,000. They bought equity, not a headache, and they did it without the anxiety of wondering if they overpaid.

That is what data buys you. Not just a fair price. Peace of mind.
