Late October Market Check: What the Fall Data Means Heading Into November

| By Tricia Manara

If you read my mid-October check, you know the fall story: inventory up, buyer leverage growing, and a widening split between what sells fast and what sits. Late October is not reversing it, it is settling into it, with one month left on the calendar and the holidays sitting right behind it. Here is the straight read on where Gilbert and Eastside Phoenix stand heading into November, data-first, no drama.

Same direction, deeper into fall

The overall median in my monthly market report still looks like it is holding still, which keeps fooling people into thinking nothing changed. The real signal is still the split, and it has not closed. Well-launched, data-priced homes under $500,000 in the starter band are still drawing offers inside their first week. Everything else keeps stretching in days on market, and the count of listings carrying price adjustments keeps ticking up. October rewarded the prepared all month long, and November is shaping up the same way, just with a thinner crowd and less noise.

ZIP by ZIP, where it is moving

Gilbert is three markets wearing one name, and that has not changed. 85296 stays the starter-home engine; the band under $500,000 is still competitive, and clean, pre-approved buyers are still the ones getting keys. 85295 remains where buyer leverage is loudest, with seller concessions showing up in the mid-$600s to $900s range, closing help and rate buydowns offered before buyers even ask. 85234 keeps doing its own quiet thing: lowest inventory of the three, mature trees and big lots near downtown, moving on its own rhythm no matter what the averages say.

What buyers should do now

The crowd thins into November, and that is your edge. Use the leverage you have and be a little bold with terms: in the move-up range, concessions are on the table, so ask for them. In the starter range, come ready with pre-approval in hand, honest must-haves, and an agent who can tell a home priced to move from one priced to sit. Waiting for a crash is still not a strategy, and every month of rent buys you no equity. The softest stretch of the year for buyers is usually right here, and prepared buyers are the ones who get their best terms before the calendar flips.

What sellers should do now

Price it right on day one, because the market will price it for you by week four, and it will be lower. With more choices out there and fewer buyers shopping, the marketing difference is the difference between a sale and a sit. My AI Listing Advantage leans on data-driven pricing, a cinematic video tour, a custom listing website, and targeted reach so your best showing days happen at launch, not after the listing goes stale. That is what separates the homes that sell in late October from the ones still holding a price cut through the holidays.

The bottom line

Healthy, moving, and more balanced than it has been in years, heading into the slowest, quietest part of the year. Buyers who come prepared have real power right now, and sellers who price and market like it is 2026 are still getting the job done. The noise is everywhere. The signal is in the data, and that is exactly where I work. If you want your street instead of the city averages, reach out and let's talk. I will pull your personalized market analysis, show you exactly where you stand, and tell you straight whether the timing works for your move. Nice talking to you.
