October 2 Market Check: What the Fall Market Means for Gilbert and Eastside Phoenix
First Friday of October, and the market has officially turned the page from summer. If you have been reading my weekly checks, you know the story: inventory drifting up, buyer leverage growing, and the gap between what sells and what sits getting wider by the week. Here is the October 2 read, straight and data-first, no drama.
Where the numbers are pointing
The headline median in my monthly market report keeps looking flat, which keeps fooling people into thinking nothing is happening. It is. The real signal is the split, and it has been widening since September. Well-launched, data-priced homes are still drawing offers inside their first week, especially under $500,000. Everything else is stretching in days on market, and price corrections are showing up more often than they did in July. You saw the same shape in my September 29 check. October is confirming it, not reversing it.
ZIP by ZIP, where the movement is
Gilbert is three markets wearing one name, and October is not blending them together. 85296 is still the starter-home engine, and the band under $500,000 is where the competition lives. Pre-approved buyers who can write a clean offer this week are the ones getting the house. 85295 is where buyer leverage is loudest; the move-up corridor from the mid-$600s to the $900s has more choices and slower clocks, so sellers there are offering closing help and rate buydowns to make deals. 85234 stays the established gem, the lowest inventory of the three, mature trees and big lots near downtown, and it keeps moving on its own rhythm no matter what the averages say.
What buyers should do this week
Use the leverage you have. In the move-up range, ask for seller concessions, negotiate the inspection findings, and do not be shy about terms. In the starter range, come ready: pre-approval in hand, honest must-haves, and an agent who can tell the difference between a home priced to move and one priced to sit. Waiting for a crash is not a strategy, and every month of rent buys you no equity. Fall is also when the market softens slightly, which is exactly when prepared buyers get their best terms of the year.
What sellers should do this week
Price it right on day one, or the market will price it for you in week four, and it will be lower. The first two weeks of a listing decide its outcome, and in a market with more choices, the marketing difference is the difference between a sale and a sit. My AI Listing Advantage leans on data-driven pricing, a cinematic video tour, a custom listing website, and targeted reach so your best showing days happen at launch, not after the listing goes stale. That is what separates the homes that move in October from the ones still sitting in December.
The bottom line
Healthy, moving, and more balanced than it has been in years. Buyers who come prepared have real power right now, and sellers who price and market like it is 2026 are still getting the job done. The noise is everywhere. The signal is in the data, and that is exactly where I work.
