5 Questions Every First-Time Buyer Should Ask Before Making an Offer

I have sat across the table from a lot of first-time buyers. And I can tell you the exact moment when nerves kick in. It is not during the tours. It is not when the pre-approval comes through. It is right before they write the offer. Suddenly the questions start flooding. What if I overpay? What if the inspection finds something terrible? What if I lose it to another buyer?

Those feelings are normal. But panic buying is not a strategy. So before you write an offer on a home in Gilbert or Eastside Phoenix, sit down and ask yourself these five questions first.

1. Did I actually see enough homes to know this is the one?

I tell every buyer the same thing: tour at least five to eight homes before you write your first offer. Not because I want to drag the process out, but because you need a frame of reference. The first home you see might feel amazing. By the fifth home, you will notice things you missed on the first one. You will recognize what a fair price actually looks like. You will know the difference between a freshly staged flip and a well-maintained home with real bones.

When I work with first-time buyers, I set up a search that feeds you new listings as they hit the market. We tour together. I point out what I see. And by the time you are ready to write an offer, you are doing it with confidence, not adrenaline.

2. What is this neighborhood actually like at 7 p.m. on a Tuesday?

A home looks different on a Saturday morning with sunlight streaming through the windows than it does on a Tuesday evening in July when it is 105 degrees and everyone's trash cans are out. Drive the neighborhood at different times. Weekday evenings. Weekend afternoons. See how the traffic flows. Check if the neighbor three doors down is running a construction business out of their driveway.

This is especially important in Gilbert. We have a lot of newer master-planned communities where everything looks pristine during the day. But some have HOA rules that surprise people. Some have school drop-off traffic that backs up for blocks. And some have the most incredible sense of community you will find anywhere in the East Valley. You only know which is which if you spend time there.

3. Do I understand what my monthly payment actually includes?

The list price is not the monthly payment. I have seen buyers fall in love with a home at $475,000 and not realize their monthly payment would be $700 more than they budgeted once you add property taxes, homeowners insurance, and HOA dues.

I run the real numbers with every buyer before we make an offer. Principal, interest, taxes, insurance, HOA, estimated maintenance costs. I want you to see the full picture, not the one the lender shows you on the pre-approval letter. Because I would rather you pull back now than struggle six months from now.

4. What am I willing to walk away from?

This is the hardest question, and the most important one. Before you get into a multiple-offer situation, decide your absolute maximum. Not the number that would make you stretch. The number where you say, "That is too much for me." Write it down. Tell me. I will hold you to it.

The Gilbert market has been competitive. I have seen buyers get swept up in the emotion of a bidding war and offer $30,000 over what they planned. A year later, when the market softens and their appraisal comes in low, they regret it. I have also seen buyers walk away from a house that was not right, and three weeks later find the one that was. Knowing your walk-away number protects you from yourself.

5. Would I still buy this house if nobody else wanted it?

This is the test that cuts through all the noise. Strip away the other offers. Strip away the agent saying this is a hot market. Strip away your friend who says you need to act fast. Would you look at this house, at this price, in this location, and say "Yes, this is where I want to live"?

The best decisions my buyers have ever made are the ones where they tuned out the pressure and trusted what they actually wanted. I will give you the data. I will tell you what similar homes have sold for. I will negotiate for you. But the question of whether this is your home, that one is yours.
