Park Fees and Space Rent: The Monthly Cost That Decides Your Mesa Manufactured Home Deal

| By Tricia Manara

Seventh question in my manufactured-homes series, and the one that trips up more buyers than any other line item: how much are park fees on a Mesa manufactured home, and do you still pay them if you own the land? Short answer: if you own the land, no space rent, ever. If you lease the space in a community, the space fee is the monthly number that decides whether the deal works. Let me walk you through it the way I would across the table.

What the fee actually is

Space rent, sometimes called lot rent or park fees, is what you pay to lease the ground under your home. You own the house, the community owns the dirt. In the Phoenix metro, space rent runs roughly $425 to $1,600 a month depending on the community, with the mid-range parks landing around $550 to $800. I have seen parks in the East Valley at the low end and premium 55+ communities at the top. The fee usually covers the lot, the park upkeep, and the shared stuff like the pool and clubhouse. Many communities bundle water, sewer, and trash into it; some meter water separately. Electricity, propane, and internet are almost always on you.

Why the number moves the deal

This is where the math matters. A $650 space fee is $7,800 a year, and the park owner can raise it. Arizona law governs these leases under the Mobile Home Parks Residential Landlord and Tenant Act, and the increase terms are in the lease you sign. So when I run the numbers on a leased-land home, I do not just look at the payment. I look at the space fee, what it covers, and how it has been trending, because that number is baked into your cost every single month for as long as you live there.

Do you pay it if you own the land?

No. That is the whole point of the land question I started this series with. When the home is affixed to land you own, there is no space fee. You pay property taxes instead, you finance it like a house with a conventional mortgage, and the value of the deal is tied to the dirt, not a depreciating structure. When I marketed a substantial owned-land manufactured home in Mesa, the absence of a space fee was one of the first things buyers asked about. It is a genuine advantage on paper and in the monthly budget.

What to check before you offer

Three things, every time. First, get the current space fee in writing and ask what it includes: water, sewer, trash, or none of the above. Second, ask how the fee has changed over the last few years, because a park that raises rent 8 percent a year changes your five-year budget fast. Third, read the lease for the increase clause and any rules about subletting or selling in place, because that affects your resale.

The series so far

This is the seventh deep dive in my manufactured-homes series. Start with the land question in land-owned vs. leased land in Mesa, then the 55+ vs. non-age-restricted communities detail, the affixed vs. non-affixed distinction, the 1976 HUD Code and financing, real property vs. personal property, and the HOA and community rules post. The whole picture, including space fees, titles, insurance, inspections, and resale, is in our complete guide to land-owned manufactured homes in the East Valley.

Bottom line: space fees are not a mystery, they are a line item, and a line item is something I can put a number on before you ever write an offer. When you are looking at a manufactured home in Mesa, Gilbert, Chandler, or Apache Junction and you are not sure what the monthly cost really is, that is exactly what I am here for. Message me or schedule a call, and I will pull the lease, run the numbers, and tell you straight whether the deal fits your budget. Zero drama, that is my job. Nice talking to you.
